After 2 years of owning it, not only has it generated a steady stream of positive cash flow, but we have applicants bending over backwards to rent it out, and it has increased in value by $200K!  

Any combination can be used to bend the rules but ultimately you will end up with a standard commercial or portfolio loan if you want more growth.

We have had some stop up because of convoluted, complex bends always accessible from inside the house but never had to replace a complete drain line.
