Wholesaling as a Real Estate Agent
Good Evening,
I've been considering becoming a Real Estate Agent. My question is - Can you wholesale as a Real Estate agent as long as it is disclosed in the paperwork/transactions?

I would contend that you should not via using an assignable contract. Here are an example of two things
Wholesaler gets property under contract for $100,000, finds buyer and assigns contract for $110,000, collects $10,000 net difference between the two.
Agent gets listing at $100,000, finds a buyer for $110,000, collects a commission of $10,000 net difference between the two.
First example seems perfectly ok. The second example is the same essentially, but by the individual being licensed, even if not acting as a fiduciary, appears to be a net listing, which is illegal in most states.
If you want to wholesale, dont get licensed.
