Nice write-up, thank you @Alex Babayev.A question - when you make an offer with "no inspections" stipulation, does it mean you wave due diligence altogether or do you still have due diligence but the offer is not contingent on its results?

I'm only asking, because I'm hesitant to cause waves here, if I end up putting an offer in on it.

I agree with others that he is trying to hide something, and hoping you'll overlook the background checks by figuratively waving a fistful of cash in your face.Many good reasons mentioned above to avoid a tenant that wants to prepay all the rent. 

Because I've been around lending so long, it was a good fit, my husband helped me get going and I've been fortunate to ride the wave of alternative lending. 

Or what about some super binding contract like a P&S or Mortgage Note, but one where I wave the right to dispute anything.I would have a lot of hesitation offering this to a private hard money lender. 

We also did it for the freedom to travel at will.In January I went on a cruise to the Caribbean, contracted a deal, waved my wand and Bam, $20k assignment later, my eyes were opened to the concept of less work, more living..... but how?

If you want to capitalize on the FoxConn wave, you can look beyond those areas. 

Tenants stop paying it.If you really want to expand it, setup a fee to wave the deposit.
