I'm leaning towards giving him a spare. 

Now I'm finally getting close to done with this big project that I've been steadily working away at while living here with my spare free time over the last 4.5 years, and I'm interested in getting a renter for the upper 2 floors. 

Lucky for me the contractor has a spare water heater sitting in his warehouse...but guess what once we get it installed...it doesn't work!

Although I would not expect you to pay for compaction testing/verification, I would make it a point to monitor the backfilling operations and direct the excavator to recompact the soils in to 6 to 8 inch lifts coming back up.
