I'd like to use electronic locks so I can unlock/lock out from another state...but I'm concerned about people sharing their codes with friends and then not having personal security in their home.

There are probably a lot of good ones, but this is working for us:We are using the "rent-by-room" strategy, and we put electronic locks on all bedroom doors and the front door.

Power of Attorney works.But it also depends on the state you're investing in.For example, if buying in Michigan you can do everything electronically on the buy side.

I am a huge fan of ownerreservations or OwnerRez.They have a lot of features, are reasonably priced and I have been very impressed with their customer service and tech support.I use it to manage all of my automated guest communications, electronically signed rental agreements and a lot more.

Could there be trouble down the line with Venmo or electronic transfers?

Accommodating a tenant, full time, with utilities, water, power, electric, internet, linens, towels, pots, pans, electronics and a clean, safe, functional space is hard enough to do for oneself, let alone for others, often hours or many states away.

@Adam Chalmers- thanks and good luck ...most renters  seem to find options on social / bulltein board type sites ...so try your suggestions as well as  learn  the  electronic  methods ...if you will need to use financing to buy the property(s) - get  pre approved so you can be  ready to  make an offer  and good luck
