Hot Lead Sources?

I'm an investor and work with a large acquisitions brokerage in the Austin area. I've found a good amount of success so far this year utilizing the MLS and my personal seller/wholesaler network but have been looking for new lead sources especially as our market has shifted so drastically in the past few months. Curious as to where other wholesalers or investors have been finding the most success in sourcing properties with enough meet on the bone?

This is a pretty common question here so I am sure this has bee said before. But the lead sources I use / have had success with is : Vacant, Pre Foreclosure, Tired Landlord, Probate (never had success with this one), D4D, Door knocking in mid-low quality neighborhoods, Cut water list, code violations, Liens, FSBO, FRBO, Expired, Bankruptcy, Divorce, Pretty much any major life changes - there is an acronym that has all of them but I cant remember it.

I have found that I am uncomfortable with the probate ones as they already have a lawyer so it would be best to market to the lawyer for deals. Divorces - in my experience - have been really hard to work with and logic is out of the window, however there should be a way to use emotions to get the deal done, although I havent found it yet OR to phrase your words to make them logical however this hasnt worked in my experience.
