Denise Evans Tenants and Animals

;-)While I certainly don't agree with comparing a nurse to an animal (typically nurses don't pee on your grass or scratch the walls etc; at least that's my impression from the nurses I have met ;-) ) I do think that @Jason Clinton has a valid point when, uhm, pointing out that a service animal is not a pet and that these service animals are indeed highly trained and well behaved. As always, it depends on the person in control: you can have parents that do not have their kids under control and them trashing the place and then you can have very well behaved kids where the cute little dog is the issue because the dog's "parents" don't have it, the dog, under control.

Account Closed Good or Bad Experiences with Co-Signers?
22 May 2016 | 2 replies
If they don't behave or pay the rent on time - no matter who is signing the check - I want them out asap.I'd rather kick out the tenant, than have to contact someone who is supposed to make the tenant behave, but who has no real control over that tenant anyway.Sure, you have someone else you can sue after you finally get the tenant out.

Bill Turner When to give a notice to evict
31 May 2020 | 15 replies
The better the Tenant, the less evictions we may possibly have, so it’s very important that we screen our applicants more thoroughly than we have ever screened them before. As I’ve said earlier, for me the screening process begins the moment that an applicant walks through the doorway of my open house, because I take note of how they act, of what they say, of the questions they ask me, of their mannerisms and how their children behave.

Alot of times evictions don't go all the way to court and I bet that if he starts running this property better, the other tenants will start paying and behaving accordingly.
Filipe Pereira The End of Fake ESAs / Service Animals?

I'm a DVM and the vast majority of true service pets are pretty easy to spot from a behavioral standpoint...... they are well mannered, trained, well behaved and sociable..... you may not be able to tell what service they actually provide, but in general they are overall well mannered and sociable....ESA on the other hand can be anything......
