Pennsylvania Eviction: Tenants states she now has a job.

I am working on evicting my tenant and we are almost completed. The constable is coming Monday to actually evict her from the residence. She texted me yesterday stating that she now has a job and she wanted to discuss payment options. She is very nice, but procrastinates on everything and is nearly impossible to get in contact with. I asked her if she can pay me all debts before the constable comes on Monday and I am currently waiting on her reply.

Should I work with the tenant or just continue on with the eviction. I am leaning towards having her evicted and just wanted to know other peoples thoughts.

Continue with the eviction.  Frankly, this sounds like a last ditch effort on her part to buy more time to stay in your rental.

I don't know how much she owes in back rent, current rent (we're into a new month), late fees, court costs but when you add these all up you begin to realize that even with a new job (and even if it's a "humdinger" of a good paying one) it's unlikely she'll ever be able to catch up.

I realize it's tempting to "try to work with her" rather than have an empty unit but at this late stage of the game it's far better to have an empty unit.

Course if she pays ALL debts (including August rent) by Monday that would be a different story.  But I don't hear her offering that; I hear her offering "payment options"....this from someone with a history of procrastination who is impossible to get in contact with?
