Good or Bad Experiences with Co-Signers?
Some fellow BPers here have heard me say that it's my opinion that co-signers are worthless. In my experience, they don't turn a risky tenant into a good tenant experience.
I stopped accepting co-signers even for students with no income of their own. (My criteria for full-time students were different than non-students). And my reasoning was that I didn't want to deal with Mommy. I wanted a grown-up contractual, business relationship with the tenant only. If they don't behave or pay the rent on time - no matter who is signing the check - I want them out asap.
I'd rather kick out the tenant, than have to contact someone who is supposed to make the tenant behave, but who has no real control over that tenant anyway.
Sure, you have someone else you can sue after you finally get the tenant out. But, that's about as good as they get, in my opinion.
I'd rather have a month-to-month agreement and no co-signer.
I realized I've said this quite a bit lately, and was curious if anyone has had any experiences with co-signers that convinced them they were a good idea.
So, good or bad experiences with co-signers, anyone?
