Oh God,.... Tenants......

As much as I love being a landlord (this is not sarcasm, I do enjoy it).  I have one tenant in a building that is quiet, pays (and pays on time), and passed a background check, and has been living there over 2 years.  However, there is a reoccurring mold problem in the bathroom, because the exhaust fan gets disabled, because they don't like the noise (seriously.....the noise....how long are you in the bathroom for) when they shower.

What kind of leverage do I have on a tenant like this, considering they know how to disable the fan (just pop off the vent cover and the plug is right there).
