Lucie and Palm Beach Gardens, any advice? 

Westland /wayne/garden city areas.  

With two separate homes on one lot, would you make the tenants responsible for the gardening?

I bought the bell gardens one in November and will be refying next month and from recent comps I would think I’d be able to pull out probly 1/3 of what I put in maybe more.    

We havent had any problems out of it in 6 year unless I forget about it when watering the garden and run our cistern dry.

The area is lower class neighborhood,  however,  all the surrounding homes have really nice gardens and grass.Not sure if any kind of spray was used by the tenants to kill the grass.

I have put that cost on the garden unit before but disclosed it in the lease.  

I said, if my house is on fire and I have a garden hose around I think I knwo what I have to do..

Think “garden district” or historic areas when you think of places where vinyl won’t be a good fit.  

In my 14 years in the biz, I’ve been in about 15 deals where buyers had them done and only once has it come back as “elevated”(barely above the minimum threshold It was my listing, a garden unit in lake view.
