Lawn and yard care multifamily

Looking at buying some multifamily properties, curious on how to organize the lawn and plants upkeep, can you answer these questions, I'd be grateful:

1. With two separate homes on one lot, would you make the tenants responsible for the gardening?

2. Would you independently meter all units on a 4-plex but have a 5th meter you pay to ensure your landscaping gets watered and you pay for gardening?
