Be sure you learn to use the software and notify the tenants ahead of time that they will be given logins for access to their portals which allow them to pay rent online.

I use it for all communications with my tenants, have received maintenance requests with additional documentation attached, and of course manage payments and leases, etc.They have some demo's and videos showing the portal view on their site.

Having to go through the HUD paperwork,  set security deposit and credit report requirements (even though they're Section 8) set up the online portal, prepare for inspections and then fix anything issues post inspections...

Just because you have a tax deed does not mean there are no longer any redemption rights.You can check for liens using the county's online real estate records portal, or by going to the Probate Judge's Office-Records Room--if there is not an online portal.Read my blog article (link below) for an explanation of Alabama tax sale redemption rights.
