Recommendations for finding Long Term tenants? Currently using Zillow Rental Manager.

Hey, I am curious about what other investors are using to find long-term tenants in this current rental market. I self-managed and have used Zillow for most of my rental properties over the last 5 years and it has been pretty successful and easy to use but I have noticed that it is taking longer to lease up my properties over the last 6 months just using their platform.

Any recommendations for other options/resources or strategies?

    @Sarah Downey, I wouldn't be looking at the advertising based on the end result. Advertising is meant to generate leads. So, the thing to look at is how many views, then contacts, then showings, then applications.

    If the views are the same as 1 year ago the advertising is likely getting you the same result. So, you may want to look at the content of the ad or the value proposition (price, amenities, etc).

    Generally speaking, if you advertise on zillow and perhaps facebook marketplace you are likely findable to anyone who is looking seriously.
