My father one day  sat down and told me about a family member we both know and he told me all the cool toys this family member had every toy was a few bucks here and a few bucks there before you know it that family member lost it all and the house he lived in.

My husband and I have toyed around with the idea of buying a commercial property but one thing we know for sure, people will always need a place to live so residential is our thing.

You can toy with the lease length too.In some of my properties we're going forward with soft increases because our tenant base has shown an ability to absorb it.

Most of the guests at our house also spend the majority of the time in that area (except the twin boys next door, they go straight for the toys in the kids' bedrooms).The further away you are from the main living spaces, the less important paint colors are.

Toys, lawn accessories, garbage, etc. are constantly found.

Any pet I've seen in the apartment has been one of those toy dogs, 10-12 pound maltipoo's. 

Partnerships always start of great BUT will always have hard times and UNLESS you have everything written down on the steps if X to Y happen then you won't know how the other party will react.Money always changes people also, so IF you can go at it on your own do that instead.
