@Marian Smith yes, my roofer used a rigid foam product that was pre-fabbed to produce the desired slope; you can search generically for "tapered roofing insulation" and should find suppliers in your area.

Would love to share with you our personal app - my husband built a personal finances tracker app as a pet project for us (hellofin.app) and it sends me a text every time money goes in or out of our accounts, and we can add a tag to it (like "christmas gifts" rather than the generic bank terms "shopping").

Then there's the generic operating agreement lacking many of the important clauses that you need.- The multi-member LLC, you and your wife (etc) where each are 50/50, not some weak sham of 99%/1% attempt at charging order protection (you've lost the suit and what you have to pay is called a charging order) protection is best in a 50/50 multimember where the sued member (the property manager) is protected by the other voting member voting NO don't pay that charging order.

I use incorp.com and make my LLCs in Wyoming.That is way too generic of advice that does not work for all aspects of real estate investing.If you are in the rental business, an LLC generally makes sense.However, if you do fix and flips or development, an LLC may be a massive mistake because of self-employment taxes.

Unlike leads you can order online from a generic website, I can guarantee that the leads I pull are fresh (60 days or less), off market, and I use a ranking system to determine which sellers are most motivated based off of factors such as the executor of the property living in a different state and the amount of siblings the house has been inherited by.

I went with a generic sounding s-corp with 2 names like the PE and fin svc co's do (Berkshire Hathaway, Merryll Lymch) and(we are near the Cascade Mtns, so i put Cascade in the 2nd name).
