When I first started out and before I had experience I paid 20% and raised tiny sums of money and just focused on the legals and infrastructure.

We used to be a couple of "Dink's" (Double income no kids) with no bad debt, in a tiny Nunaka Valley house.. to 1 income -2 kids - bigger house payment - newer car payment - daycare payment etc lol.

Usually the ledger boards were tiny in comparison to the joists they held up.

So in truth, the life of a PMc is threading the "perfect" tiny path where both meet.

So if it were me, I'd bring in a modular tiny house and fix it to a permanent foundation.

Hi @Fred Bastan, You cannot do a JADU on an existing multifamily, but you can do multiple ADU's or a "Movable Tiny Home" (MTH) + ADU's.

Hi Joe @Joe Gutmann - funny you should mention that- I have a tiny house on wheels I am trying to figure out how to use as a StVR but it's tricky. 

The house was huge, and in a tiny town with no industry or revitalization going for it.
