Hello I am a first time investor, looking for advice about investing in Western Florida.

Found out that the store sales for the main store were worst in the region, the roof needed some work, no drive through capability based on the lot design, and this part of town is not growing like the Western Side of Town.  

I’m hoping to invest in the Baltimore/DC area (favored toward DC a bit) as well as Western North Carolina. 

I’ve heard the western part of the state is amazing though, around the Charlotte area.  

Unfortunately (or maybe fortunately idk) I already jumped on this one with a 7500 deposit non refundable via New Western Acqusitions but my numbers dont add up.

My firm is medium-sized multifamily and commercial portfolio that expands across Western Canada and the United States.

This deal was sourced through New Western Acquisitions and sold on a first come first serve basis.

Markets I am funding now with good metrics and FAIRLY consistent  returns are Balt city  Western PA  and KC.

I personally prefer the near Chicago Western Suburbs like Berwyn & Cicero.
