Advice for investor investing from a long distance

Hello I am a first time investor, looking for advice about investing in Western Florida. I am trying to find a property to use as an Airbnb, any advice on Airbnb investing would be a appreciated. I live in RI so any advice on long distance investing would also be helpful

Who do you know in the area and why did you choose the area? It's important to note because I would want to know who you are relying on to be your boots on the ground for the buy and who you will want to manage the Airbnb. Have you lived or traveled to the area you want to invest in? This would give you a competitive advantage of knowledge. Just some things to think about. My best Airbnb tip is (assuming you have a full description and all questions answered in your listing) if someone asks any questions before they book, don't accept it. Those are ALWAYS the people who show up and give you 2 stars because you only had one colander and they wanted to make two kinds of pasta.
