The multi-member has the charging orders.In my state in Washington, the attorney general has been very liberal in their interpretation of the Consumer Protection Act and lawsuits have been circumventing the LLC protections under wild claims of "deceptive advertising" and "unfair business practices".

Understanding pricing strategy, proper staging, knowing what buyers are looking for, understanding how to properly follow Fair Housing Laws (This is probably the biggest thing I see people screw up on), follow all laws applicable to real estate, understand contract terms (Remember what is in a contract often means something completely different to the laymen than to the courts) (Even further what court you end up in interprets real estate contracts different than standard contracts, and knowing how to communicate to the judge what is common in the market place verse the court that doesnt deal with the issue often),. eetc.

I said he has a good income (he has a nice car) to imply that he has a lot of income but he is a spender so money is tight for him between apartments.Focus on the topic, not your own interpretation and pointing out the obvious things that no one is asking about...It is not the point of the thread, and no one said he is fin stable because of his car, the point was he is not flush with savings because he is a spender, so money is tight between apartments for him.Otherwise it's just a waste of time reading your response...because it's an answer to a question NOBODY asked.

Hint:  If you plan to occupy one of the units and they are all presently occupied, designated the weakest unit (lowest rent and/or month-2-month lease) as the one you will occupy.An insurance quote if you have been able to obtain one.For Identification, your drivers licence and/or Passport will suffice.You could bring a market analysis with you, but the residential mortgage agent probably won't look at it (or know how to interpret it) - they'll plug numbers in to a computer application - which makes its own assumptions about vacancy, etc..
