I could be wrong but from my experience the older homes take a lot of work that require some extensive demo and remodel in order to bring the property up to market expectations.

I wonder what percentage of the successful BP members have attained their success using iflip.As @Demos Loizides mentioned in and earlier post:You can get free POF letters from several transactional funding sources.

We won’t even do the demo to open up the walls without full hazmat.

I only mention this because eventually, the city will put your property on the DEMO List. 

Ive been in and around construction for the last 8 years was a union carpenter for 4 years until i started in real estate I'm hands on and familiar(skilled in doing) with every phase of a rehab/flip myself including demo,design,layout,paint,electrical,framing,plumbing,any type of flooring&counter tops, landscaping,roofing,cabinetry,drywall,finish work trim/molding & much more but more importantly know many reasonable(contractors).

We were doing the demo work ourselves on weekends, so it made more sense to go with the bagster that did not have any time constraints.

I probably wouldn't go through the trouble of doing anything with it except demoing it all out and hauling it away, with sadness, of course.

I have done demo work,  flooring installations, tiling, drywall finish, using miter and table saw to cut and install baeboards and window sills and building picture frames with scraps, .I built a bar cabinet, an island cabinet around a center island stove, I have ran packer machines that compact the dirt in a foundation before the concrete is poured.Of course painting and sanding and varnishing...replacing electrical plugs and receptacles, hanging light fixturees, replaced plumbing pvc, used all sorts of power tools and saws and LIKED IT!...

I decided to document on video the whole cycle for that first dumpster....how I packed it, what it ended up weighing, some dumpster math to put the weight in perspective and a walk-through of the demo project to show just how much stuff I was able to rip out and pack into the dumpster.
