looking for partner
my name is sam I'm 25 & live in pittsburgh,pa I'm looking for a partner(investor) for a house flip in Pittsburgh what should i expect meaning my responsibilities and theirs breakdown of money etc? i started a year ago and was able to complete 3 houses on time within a budget kept neat books i could of done 10 but my financing(credit) is limited so I'm looking for a partner. Ive been in and around construction for the last 8 years was a union carpenter for 4 years until i started in real estate I'm hands on and familiar(skilled in doing) with every phase of a rehab/flip myself including demo,design,layout,paint,electrical,framing,plumbing,any type of flooring&counter tops, landscaping,roofing,cabinetry,drywall,finish work trim/molding & much more but more importantly know many reasonable(contractors). To stay on a tight time line i will do certain things and have them do certain time intensive things i have (know) reasonable contractors that do plumbing,electrical,windows,carpet,heating/cooling,plastering,roofing, etc
i also have some properties(potential flips) Ive seen and liked but know of many properties in the area but am not limited to any certain mid/upper areas in & around pittsburgh i can complete a project on time within a budget with neat book keeping if needed no problem I'm extremely hardworking & looking for an investor to make a lot of money for/with. this is not a hobby for me my heart is in this 100% i love every phase of the job i would appreciate any answers,suggestions just what to expect and if any investors see this please reply
