How do you deal with "HIGH END JUNK" when renovating a home for rental?
When renovating a home for rental purposes I tend to go with works, nothing too fancy, nothing too complicated, nothing too loud.
I recently purchased a REO that comes with lots of things that are probably worth some money, but totally wrong for a rental. Problem is I don't have a lot of time to verify if they work or not, and they are totally NOT my taste, so I need to get rid of them.
Here are just some of the items I am dealing with.
A fancy shower system. Got all kinds of gadgets, radio, CD player, foot massage, body jets, rain showers, ozone sterilization, steam, exhaust fan, telephone etc...a new one sells for $3000. I don't know what works, what doesn't work, the water features seem to work, it has a built in computer...but I haven't tested the fancy stuff. It's huge, and it can't be removed without a complete dis-assembly.
What the heck is ozone sterilization anyways?
Then there is this over the top aquarium with some elabortate woodwork. The aquarium I think is at least 50 gallons, but I am nervous about filling it up just to see if it leaks. It's giant, it's in the way, I don't want tenants using it and have a flood. I like simple and clean lines, this is NOT.
Then there are some yoga meditation rooms (which have to be totally demolished due to city violations), but in them are several of these ductless mini split AC units. Problem is the wiring is all gone, so it's going to be work again to run the propert wires to these inside and outside units to test them.
Look, a portable AC and dehumidifier. This one works and may be the only thing I will keep.
Then there is a combo ventless washer dryer unit. It works...but boy it takes forever and probably not an efficient thing to put in a rental. Anyone actually use these tiny things?
Also, an outdoor kitchen, propane fueled 4 burner unit with a bar, counter, mini coolers, grill etc...
There are more, but you get the idea.
Obviously I can put them all on Craigslist and sell them, but that would require me to go through the trouble of finding out the brand/model number, how much it was when new, if it's fully functional or not, and show it, negotiate etc...
Are there other alternatives?
Any of these you would consider putting into a rental as a "VALUE ADD"?
To me they are either liability or headaches.
Should I let the demolition crew take them in exchange for a price reduction?
Are there salvage companies for these sort of stuff that I can sell it all to in one shot?
Ideas?
