Survey work will be additional.

Even if you plan to represent yourself to avoid paying agent fees, I'd still expect there to be pre-paid expenses like property taxes, homeowner’s insurance, mortgage interest, title insurance/search fees, government recording fees, surveys, appraisals, attorney's fees, etc. 

Rent prices I do a market survey usually consisting of Zillow, Trulia and Hotpads.

From what I understand, there is a process that includes paying for two surveys to get a unique plat for each side.

We are now in September and I still get different reasons why it is not closing (CRE lender not replying, Environment survey...)I believe the buyer is trying to gain time regarding the refinancing.

There will be surveying involved, and it is more complicated than a normal survey.  

They run an organization that buys empty land, leverages students studying surveying and architecture to create the plans, and then build a house that they use for faculty housing.

My neighbor showed me her survey (it's hard to interpret).
