Today we are witnessing the fallout from investors who relied more on factors they could not control (interest rates, market demand, inflation & appreciation) than the ones they could (basic operations).

Hell wit the type of money you have access to I'd almost rather see you become a private money lender for another experienced flipper, who has made the mistakes, has a proven track record, has the dealflow, and the crews, and will pay you a handsome return on your money.

My manager has been at this since 1996 and has a ton of stories.Always considered myself a bit liberal, but after hearing his stories and personally witnessing current versions of the same, have gotten desensitized and not as liberal when it comes to tenants.A MAJORITY of their problems are self-inflicted.

Monitor that this is true without accusation or emotion.
