Most PMs have an override that benefits them the larger the repair or maintenance bill and they don't troubleshoot or triage service calls prior to a site visit like you or I would . 

For future tenants, remove that item to prevent this headache.Tenant Install:  Tell the tenants they can troubleshoot or buy a new one.

I do most of my property management but I can't find any companies local...Does anyone know of a helpdesk type property management service for issues like no heat to troubleshoot things over the phone at 2 am?

I now have labels on the end of very safelight/TV/DVD cable to show where it should be plugged in to make troubleshooting easier and prevent me from getting a call.

Do you attempt to troubleshoot through call or message first?
