If U can stroke a check for it.. then great but to get talked into putting it on your credit card this puts far to many people into massive debt they will have a very hard time climbing out of .Wholesaling is by far the hardest thing to do in real estate.. and for those that succeed at it I call them the 1% ers  they will succeed at any sales position  selling cars  insurance  annuities you name it.. they are just good at it.

I’m assuming that is coming from agents that own some investment properties as well so they like saying that as an ego stroke. ( We all have egos so no fault there.)

If you can't see that, or want to try to just paint them all with a broad stroke of being lucky (and some of them were, no doubt) then I can't really help you out by sitting down and showing you examples as you are literally surrounded by them.Many ways to make returns in RE, cash flow being only one of them ... and no I'm not saying anyone should ignore that one, just consider it along with the others, over the entire lifetime of the investment ... this is sound practice in any market IMO.

I would also do my best to stay away from anything with an HOA as they could outlaw your short-term rental business with the stroke of a pen.

Never buy training under pressure, and vet out the teacher/guru before you stroke a check.Some books suck.Some gurus suck.Some conferences suck.Some podcasts suck.But... some will change your life and give you one little piece of information that changes your strategy or process and saves you thousands of dollars.

. :)  Oh the good ole days.yup I did not realize FHA went past the SFR minimum when you buy doors.. now I know why a 4 plex in PDX does not last 2 hours and sells for what they sell for and duplex's as well.. bet a lot of them are house hacks.. but for young couples or single starting out seems like a pretty reasonable way to start when you have a good job credit but not a huge down stroke.. compared to buy a low end rental way out of state..
