I joined the family Commercial Construction business as my day job and plan to spend some of my time off scouring the area for good deals.  

Good morning all,I scoured the forums, well, at least the first two pages of results and didn't see this question....so I hope it's not a repeat :-)How do you handle repairs to rental properties?  

I'm scouring the forums for any and all information that I could use to further myself in this new and massive field. i found that meet link helpful so thank you for that as well.

I have no background so I plan on scouring this site and the local library to learn as much as possible.

I've been reading like crazy, listening to podcasts, scouring the internet, but I still don't fell like I know enough to get started.

Sad UPDATE:I was scouring the county records for an hour and I came across a document, signed by the Regional Regions CFO, stating that they were a lienholder on the property and that there was a balance of $311,000.

I’ve been scouring the area for 6 months and every time I find a property that will meet the 1% rule and cash flow a little someone comes in with all cash and closes it right away.

I was introduced a few weeks ago and have scoured forums, blogs and listened to several recent podcasts.I'm going through a major life change because I'm leaving my career of 11 years in IT to stay home with 2 young kids.

I am scouring MLS constantly (I have the automatic listings sent daily, as @Diana Kroll mentioned), Craigslist, HUD, etc. and then give away 3% commission when I do a lot of the legwork to find properties.I envision that agents get the lead on more properties before they hit the market...or maybe I just don't know enough people in the right places yet!

The market here in BR is pretty hot but there's not a lot of inventory out there so I'm scouring the MLS and am sending letters to out of state homeowners to spur some activity.
