Everything @Nathan G. said...but, since you're new to this, I just wanted to add that it should all be written down via letter or email, you don't want any selective memory of exactly what you said with this type of a tenant, that is obviously trying to make it sound like it's your fault they ran into the door because your door was improperly maintained and 20 years old, according to them and their "professional repair guy"The trick is saying all that without inviting them or encouraging them to get defensive and dig their heals, etc....good luck!

Account Closed I respect you trying to turn this into an opportunity but I would keep your real estate dreams/goals/aspirations completely separate from your ailing grandmother.It seems like the proceeds of the sale should go to your uncle (owner of the house) or your grandma.

I’m just a neighbor who needs a house for their ailing mother and happened to win a cheap foreclosure auction without fully realizing the home was still occupied full time, which is essentially what I ended up saying when I let him know I now hold the title and need him out in 30 days.
