I find that not only is the house vacant, but his dog pissed all over the inside of my house, and every one of the furnishings were GONE, including the brand new fridge I bought.

Do quarterly inspections, eliminate all factors that will be a issue, fridges with water lines for example, and tenant proof your properties with the proper materials.

And you should appreciate that they are bringing these things to your attention and not you walking in 6 months later to a rotted out floor because the fridge was leaking and they didn't say anything about it.
