Do quarterly inspections, eliminate all factors that will be a issue, fridges with water lines for example, and tenant proof your properties with the proper materials.

id say for sure new paint, new countertops, new stove/fridge, new front door & just a few windows need to be replaced. i drove around the property and some of them have already been replaced.

And you should appreciate that they are bringing these things to your attention and not you walking in 6 months later to a rotted out floor because the fridge was leaking and they didn't say anything about it.
