I find that not only is the house vacant, but his dog pissed all over the inside of my house, and every one of the furnishings were GONE, including the brand new fridge I bought.

They were actually eating out of the fridge below the morning the sheriff evicted them.

How did you fit all these onto a 100 AMP Panel along with all your other house needs (lighting, fridge, etc..)Appreciate any response you give as I am desperately trying to piece this together as an option over forced air as it seems to better suit this small house.Jared

It is a duplex I plan to house hack.The unit that I will be renting needs a kitchen remodel (but comes with Fridge and oven range).

Some other potentially helpful context data points:  when we first moved in, there was a German cockroach infestation behind/under the fridge.   

Do quarterly inspections, eliminate all factors that will be a issue, fridges with water lines for example, and tenant proof your properties with the proper materials.

id say for sure new paint, new countertops, new stove/fridge, new front door & just a few windows need to be replaced. i drove around the property and some of them have already been replaced. 

And you should appreciate that they are bringing these things to your attention and not you walking in 6 months later to a rotted out floor because the fridge was leaking and they didn't say anything about it.

If I were renting out rooms in my house I'd probably provide them with a mini fridge and microwave.
