Monthly Complaining Tenant

My tenant is constantly complaining every month before he deposits the rent amount or after he deposits the rent amount. He has one problem or the other which costs me around $300 - $500 every month, which he is incurring?

First Month - Refrigerator Leaking - Fixed it

Second Month - Microwave is not Heating - Replaced the microwave

Third Month - Heat is not good enough - Got a company to check the heat

Fourth Month - Plumbing issue  (Water bill high) flapper was gone jhad to replace

Fifth Month - Squirrel in the Attic

Like this he is giving me constant stuff and every month I have to incur a lot of money to get it taken care.

So, how do I deal with this tenant as I have his lease until July. He pays the rent correctly and on time but he expects like this. How to handle such tenant?

I'm not sure these aren't justified complaints. What condition is your property in? I would want a leaking refrigerator fixed, a microwave that heats, and the squirrels out of the attic. IDK what he meant by heat not good enough - but I'm assuming it was fine after the repair? I would also ask my landlord to check if I had a high water bill.

What specific complaint do you object to?
