I would recommend finding a real estate cpa even for one property.

I came to the conclusion that a cash out refi was the way to go even though it won't cash flow great afterwards (it'll still be positive about $200/month).

They will basically be break even though after refinancing at 75-80% LTV with the higher interest rates.

I have quite a bit of experience in the Detroit market and even have a few Section 8 tenants myself.

Go where the population is growing 5-10% per year (even though it is a small denominator) over chasing year 1 cash flow in a stagnant/declining market.

If it takes a year I am not sure if it's worth it.Thank you You can do the same types of deals without paying $10,000.00 or even half of that.  

One or the other I'd say....And IMHO, electric fireplaces look cheap, even the expensive ones.....

And even if I do not get into the renting business I can make some profit if I decide to sell the property at some point.
