It wasn't addressed in the sale contract and I didn't want a fight at walk through so I asked prior to settlement.

BTW These are my interpretations of the information that I have gathered.By this time we all have heard the big news in real estate with the proposed settlement with NAR.

In one case the seller just failed to show at settlement, sent his attorney to say he wasn't going to settle. 

I wanted to check how to best take advantage of NAR Settlement to minimize agent fees.

. ;-) By the way, since the NAR settlement means buyer's agents now have to have buyer's sign a fee arrangement, wouldn't the focus be on finding a property for the buyer instead of worrying about these other things?

Sure, you'll spend a tad more in closing costs having to pay a settlement fee twice, however, at the end of the day you have the property, and not someone else.I always suggest to our borrowers to buy the property in the name of an LLC, business entity or even land trust.  

They all said it was too small to bother with and I should try to reach a settlement, which I did.The first thing I recommend is putting all this on paper.
