Bill Gulley     I agree with you with " if you throw enough money at it ", but I only mentioned landlocked because if your just starting out and wanting to flip it quick you may have an issue with time and money you were not counting on.I solved it by using "easement by necessity" on adjoining property owner it was easier than dealing with the corps as my pockets haven't grown much yet. ;-)

I always try to find one, or a couple, specific details in each rental unit that can be a bit "special" above the baseline necessities, such as stainless steel appliances, gravel/bark for landscaping, a thicker trim and nice trim/wall paint contrast, a better grade of carpet, or a brand new front door.  

My first "rental" was purchased as my first home that I later became a landlord out of necessity since I couldn't sell it for enough without having to bring cash to close.

Also with housing and rent how it is if those ultra low rent and property states (compared to CO) pass the laws some people might migrate out of necessity due to the high prices locally.

I am currently reviewing the purchase agreement for a 26 unit in Garden City and am trying to line up some of the necessities. 

Their appraisal will, of necessity, contain a selection of properties in your area in degrees of repair from poor to great.

We became landlords out of necessity when we couldn't sell our house 10 years ago.

Have you explored portfolio lends who would finance future loans, removing the 6 loan limit from freddie, and removing the necessity for this commercial loan?
