Yes there will be those on the fringe that will be affected, but most of those directly involved in the transaction will find market equilibrium.

You have to find those fringe areas and quality neighborhoods to find opportunities.

Not much land at that price so you either need to head to the fringe where the cheap land is or find property that can't be used for a 1,200 sqft home (sale price $360,000 land cost of $90,000)As @Dan McDougall mentioned there are not an insignificant number of small condos <600ft^2 in the market.The MLS has two small homes in Globeville.

However, in my case the goal of my C Corp is to have just enough income to cover all the Corp expenses including all the fringe benefit that I can get from the c Corp that I couldn’t get otherwise.

There isn't much cash flow in Bucks County PA from what I see and some of the fringe areas have a flat population with little growth.

Try to buy on the fringe of the hood for the first one (by a highway, hospital, or school, well lit street, corner lot maybe) instead of right smack in the middle of the urban core.
