Maybe the unfinished basement becomes a "wellness space" and you can attract yogis and hippie coaches and upsell for retreats. 

Maybe you could do it with a hippie-get-back-to-woodstock theme.

Hayward, alameda, union city, newark, etc could be the contenders but imo 10years from now they won't hold a candle to EPA's growth.
