Additionally, you may just want to ask your tenant to be mindful of the other residents by using some form of air freshener or scented candles etc. you would be surprised what a conversation can do, maybe you'll get a more favorable result.Best Chris

These people are so nice that they are still helping you even though most of your responses are just overglamorizing them or profusely thanking them because they didn't ask you any questions.The other problem is people who tell you how bad they feel for you because other people didn't light a scented candle for your two-line post and spend an hour of their own time trying to help you when you have a new profile, with new photo, and no information.You lucked out with some nice people in here @Scott Meech, but it's because of them that you have information not because you brought anything to the table other than a hand out.

@Michael Belz Photos are the only marketing you have when it comes to Airbnb... we onboarded 3 large homes in upstate NY 1.5 years ago, we brought in models, candles, throws, extra decor and the properties are beating their comps who had nice quality but un-staged photos by around 18%.

Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.

Depending on your turn-over rate, you can probably self-manage 20-30 units before it get's too much.That certainly means burning the candle on both ends and I did not go out much, but I wanted it bad enough and was always thinking just. one. more.

And it's actually going to make us MORE money with WAY less work and headache 🙏 (I mean we'll still have tenants so its not without headache).I also have 2 littles, whom I homeschool, were just finishing up renovating a school bus, and started a couple businesses, while traveling the country (hippie scientist gone green real estate investor 🤓, still hippie 🌈✌️🚌, with hottie chef husband 👨‍🍳).
