Financing 100% of the value and expecting that 100% equity will become 120% in the space of 3 years for no explicable reason...Financing 100% of the purchase and financing 100% of the value are not at all the same thing :)

I don't think this is common practice, but by having it in writing and explicit I can feel comfortable retrading if it's substantially worse that I believed it to be (based on what I was told and saw during the brief pre-offer walkthrough).

At best, this agent is incompetent and engages in ongoing marketing because she is unable to retain solid referrals.We can disagree about the nuances of the ARV and financials but anyone that explicity states they would refuse even if "paid by the hour" is not operating from a standpoint of reason.While her underlying contention was the structure guaranteed no income she even rejects the polar opposite.Robert, this isn't unhappiness but rather open hostility.

I have contacted the landlord on several occasions, taken pics of the cat at our window, the landlord went on to tell the tenant that I reported her so now she goes around and tells the other tenants that I'm mean and has even used explicatives.
