@Susan TanNot to sound flippant, but when investors buy bonds we don't see the actual paper, we don't see the factory or boardroom when we buy a stock, and most people wouldn't even really know what to look for when looking at a property.

The reality is that while the "rules" and statistics might be your best guide in a board room setting, most of us are in the trenches of real estate investing, where the x% rule isn't always as reliable - especially in the current market where we have super high prices, low interest rates, a shift to vacation rentals, record high rental demand, etc.

All this mowing, gutter cleaning, trash pick up, planting, washing, even doing garage clean outs (often for older people in my old home town) was ideal training for being a hands on landlord (yes, it is not all Donald Trump board room stuff, but hands on property work)..
