Another option: give away the spare copy as a Christmas gift to someone who might appreciate it.

I would also fly to Florida around Christmas time to check out the property I'm interested in.  

IE the value of the standing timber goes up 12 to 14% in a static market if the log prices rise this can get into the 20% range.. also you have ZERO to do .. we hunted on ours rode our quads shot our guns.. cut our Christmas trees and generally just enjoyed it.. never touched it..

I have heard every sob story in the book and with it being winter and around Christmas it’s like pulling teeth to get tenants to pay on time Any advice is appreciated

My wife and I moved just after Christmas of last year to North Garland Texas.

I have a question, I know of a property that is being put on the market in NW DC after christmas and New Years...the seller is desperate though and hinted that if I could obtain a BUYER that is willing to move forward prior to the start of the listing, then they would go with me.

I'd prefer not to evict anyone right before Christmas.
