My question is do I have to have a similar theme for these bathrooms?  

I am new to this site and have been getting active on many threads and I see a common theme in the rental area - investors are managing their own property.

I might replace the dishwasher with a new white one to match the refrigerator, microwave and stove--white theme is ok for rentals in my book (watch a few youtube vids on this replacement unless you have done it a few times)...

For example, the applicant is employed driving - taxi, UPS truck, bus, semi, even a contractor - and if there is a bad track record the loss or suspension of driving privileges (that could be imminent) means loss of income. 

The less educated Cali investors invest out of state more often than not seems to be the running theme on BP.

If 1/ Americans cannot pay higher prices because of inflation on everyday goods and 2/ banks are tightening because of an inverted yield curve……your supply theme goes out the window. 

I've been hearing this same theme from so many Bay Areans at meet-ups, schools, work, coffee shop, etc.... 

Just to summarize id stick to theme of -Introduction-Discovery question that will command a response-How will you serve their need-Closing statement to ensure them as being a lead-Contact informationResearch and study your criteria of who, how and strict targeted where you want to send the letters too.

The common theme is that these park owners do not own the homes or want to be in the mobile home repair business.
