These discounts or even free rent, come with some stipulations.

It's my experience that you can't be sure how an underwriter is going to respond to documentation like this and it could open the door to more rounds of stipulations than you really want.

There are restrictions and stipulations in certain Cali jurisdictions that restrict if not prohibit STR's Know this before you make an investment based solely on STR's.

Presumably, for Pre-Foreclosure properties, there is no such stipulation - since the bank is not (yet) in control of the transaction?

It seems owning the property first,  even if just for an hour should meet this stipulation.... although the marketing part would still be limited. 

There are some stipulations that might work, but includes you living in the home and renting a room or area within it, and that doesn't sound like what you want.

I looked at a property yesterday and since the seller is a Secretary of Veterans Affairs they stipulate that they dont pay for any sellers closing costs e.g., title policy, escrow fees, survey and transfer fees.  

It's not septic (it's sewer with a grinder pump) but the resort stipulates TP only (no idea why, just following rules).
