Heres another selling point for Buildium -- To send out 1099's to contractors/rental owners - just takes a few mouse clicks if you have the proper database built up in the software.They make it even easier to stay in compliance with the IRS -- any W9 I obtain from a vendor can be uploaded to the cloud and attached to the vendor in the software - if you are ever audited - easier than ever to maintain the documentation needed.One thing I am going to focus on for 2016 is any new vendor I use, will have to fill out/provide me with a W9 before they are paid.  

If you do not hear any word from the buyer or title company within 24 business hours, I suggest filing a memorandum of contract to cloud the title.

It is like Excel, but it is free and lives in the Cloud. 

Also, for property management, I use Tenant Cloud.

I currently use Tenant Cloud, just signed up with them and I'm having a few issues with their system sending out emails to the tenants about the invoices being due.  

Email and most cloud services are not secure enough.

If you are targeting that 100k price point you would need to get much further out like Duluth or Saint cloud.

I have them download various utility invoices, name the files the way I like and upload them to my cloud storage.
