Hi all,

I am in search for the right software for me. I have 5 units, moving towards 8-10 this year. I have friends with many more than me, one with 56 units and he's using Appfolio. It's a really great program but it's a little pricey for someone with less units. It only seems to pencil once I get to around 20 or more.

What would you recommend as a similar software for someone who's building their business like me?; Something efficient but reasonably priced.

I only have one single family home, and no plans to go over 20 units. I just signed up for cozy.co for free. It is very basic, but includes the rental screening and payments for free, along with some rental listing features. I like the well designed website, and they are working on adding more features. I just think the site looks really clean, easy to navigate, and they are a local northwest company (portland, or).

You will have to see what is best for your needs. There are so many options out there, with different capabilities. Keep checking the forums for more discussions.
