Closing day concerns

have a wholesale deal that is supposed to be closing on Monday.

The buyer purchases 3000+ properties  per year with one title company and was adamant we use the same one for the purchase.

Since instructing title I have not received any updates from them directly, only through the investor. I get the feeling he prefers it this way, maybe because he’s filtering out information he doesn’t want me to know for some reason.

When I spoke to him last week he asked how he can wire me my assignment fee direct and suggested I don't deduct tax from my earnings. This set alarm bells ringing. And now the fact the title company haven't been in touch to ask for my bank details yet, nor sent a HUD, is making me even more suspicious.

Something about this whole transaction just feels very off. I can’t quite put my finger on it.

What do you think I should do?

All you need to do is pickup the phone and call the title company to get an update.
