Need PM software suggestion - Buildium vs Avail Vs other

I am in the beginning stages of ditching my PM. I have 26 single family homes. What is a good software? So far it seems like Buildium is a go to but I also like the reviews on Avail.

Most important things to me are online rent collections with little or no fees per transaction and being able to market properties that syndicate to all sites.

@Richard Sherman can I ask why you used Google sheets with Cozy? What was Cozy missing that required you to do that?   

@Adam Craig -What would be a reasonable transaction fee if you were to use software that charged for transactions? 

I am working on software for managing rentals, and your thoughts/input would be helpful.  I'm sorry I don't have suggestions for you right now, but like you, I find there is an opportunity to here for a software product geared towards smaller scale property owners. I appreciate your input.
