Can you offer a few points of “seller paids” to help the interest rate come down (collaboration with a local lender that a local agent can recommend could make this happen).  

At this point I think I'm going to make my punch list prioritized, and whatever I don't get to by mid November, it is what it is.

--If you plan to request concessions you should collaborate with your agent about tactfully requesting concessions based on items that were not at all apparent when completing the walk-through/viewing.

I am also not at all recruiting but Keller Williams does have a good collaborative culture.

It's a fine balance and you need to prioritize what's important to you.

Then, collaboratively make a plan that's doable for your tenants (increasing rent X amount per month).

You could also start investing in online real estate platforms like Fundrise, but I would prioritize saving cash for your own real estate purchases.

However I think you should prioritize saving and either increasing your income with another job or finding a 2nd job.

I am prioritizing opportunity zone opportunities because I already have a business structure setup to facilitate investments and management.
