I love the fact that I can be mentored by professionals who have been doing real estate investing in south Florida for over 20 years, can have all of my deals funded by them, can shadow them as they talk to potential sellers and buyers and can network with a sizeable amount of other students that have also sacrificed to get into the mentorship program but the price point has hindered me thus far.In the past I've paid for courses and info that have gotten me as far as I have gotten but I see the mentorship program as being the fire that I need to hit the ground running in investing (alongside the fact that if I'm inactive within the program for more than six months that I would have to repay and start all over - so there's that) as well as the few students that I've seen, see success through the program AND the mentors themselves being diligent in helping their students acquire profits.I apologize for my loquacious post but I wanted to make sure that I provide all the info one would need to give an accurate opinion and aid in my issue.

I'm looking to see if shadowing or possibly working alongside (I don't need to get paid) with a realtor or an investor to teach me more.

This alongside the growth we have individually will help us reach our retirement and generational wealth goals.

Something to consider along side the monthly rent numbers is average tenant duration and vacany duration for the area. 

In the event that you have a hiccup you could always revert to the $599.55 payment until you get back on track. 

If you put every dime you have into acquiring the property you won't have cash to handle the inevitable hiccups that occur with rentals.

So in those 5 months, I’ve spent a lot of time learning and reading so this hiccup won’t stop me, but I think the home now won’t rent for more than 1050 and I was hoping for 1200 for the summer and it’s probably worth about 85,000 which is a bit less than what I paid for it.

(I have the Floodlight Cam which is hard-wired where another exterior light used to be, but they have a solar option also)  You'll just want to make sure there's a strong and consistent wifi signal (I believe minimum 5mpbs) so there are no hiccups with uploading to the cloud.  

But def try to get those taxes in order many lenders won't let you borrow unless you show proof that you are actively trying to solve the tax hiccup.

Also, what are you actually earning on this prime cash flow.Is C location crime ridden, or just some hiccups?
