Ready to take the plunge!

I hope everyone's holiday season is going well! I'm here to reach out to some folks in the San Antonio area. I've only been intererested in REI for about two months now but I've learned a tremendous amount (while I'm still learning more everyday). I'm looking to get connected with realtors who are familiar with the VA loan, property management contractors and possibly even some referrals for possible rehab contractors.

My lease for my apartment runs out on May 31st and I'm hoping to be able to transition right into a 4-plex before then with tenants. I'll be making the purchase with my VA loan - that I've been pre-approved for - and I'm aware of the 2.15% loan fee (while a down payment of 5% will be much more). Thus, I plan to use my extra money not used on a down payment - on rehab if the property needs it. I know I will also be hiring a property manager due to me working full time. I'm hoping to work with a real estate agent who can help me find a home (while I will also be sending out letters via mail to owners of quads) in hopes to find a potential deal.

If you have any POCs or referrals or even some advice for a newbie looking to make his first purchase I would gladly accept any help. Lastly, I'm a teacher/coach in San Antonio so I have my summers completely free. I'm looking to see if shadowing or possibly working alongside (I don't need to get paid) with a realtor or an investor to teach me more. If this is a possibility, or if you know anyone who would consider this, let me know! Thanks and I'm excited to get this process going.
