What was your worst deal? How much did you lose?

Hi everyone, It's Friday night and I all my adrenaline is zapped. I am about to lose twenty thousand dollars b/c my mortgage contingency expired and my two private money lenders flipped the script on their terms at the last minute. I have a hard money lender in place, but am missing about 40k to get to the closing table. Long story. 

This is my third deal and I know that I will STILL continue with real estate bc I don't give up that easily AND I love this business. I am totally of the mindset that you don't lose you learn. However, this wound is still fresh.  So do a girl a favor and tell me about your worst deal and how you laugh at it now. Thanks in advance. :)

(As an aside, I'm an interior designer first and I like to help fellow investors by putting eyes on their projects. I am happy to give you advice about space-planning, color, fixtures and finishes.
